See details below.)This is one of my few remaining properties at beautiful Deadman Lake. I was hoping to keep it, but must sell. It is close to and overlooking the lake's southwestern shore in an area with good trails and a couple of nice seasonal cabins, directly bordered by public lands for even more privacy and seclusion. There is easy access to the lake as well as to the endless surrounding pristine Alaskan wilderness! About 65 miles west of Fairbanks and four miles from the mighty Tanana River, this big 3.86 acre property has multiple building sites to choose from for your secluded cabin, lodge, hunting camp, or whatever you wish to build. The land is wooded in aspen, birch and white spruce with well-drained soils. Deadman Lake is a LARGE mountain lake nestled in a pristine valley with a well-defined shoreline and easy access. It is NOT swampy or reed-infested, and the land is excellent for building. Compare the size and ease of access to Deadman Lake carefully with other Alaska remote properties - they are NOT all alike. All of the photos in the listing are of the actual property area. This beautiful area is rich in game and abounds with wildlife, including moose, caribou, wolf, fox, bear, bald eagles and many other animals too numerous to list. The area's lakes, rivers and streams teem with northern pike and other sport fish. Deadman Lake is well-known for its world-class fishing. Adventure fishing charter packages to the lake are available that include round-trip airfare and nightly use of a cabin and boat, for a truly incredible wilderness experience as well as a great way to visit your property! (See details below.)GPS corners of the the property are approximately as follows: NW corner: 64.8316, -149.9805; NE corner: 64.8319, -149.9792; SW corner: 64.8299, -149.9787; SE corner: 64.8302, -149.9772.THERE ARE NO PROPERTY TAXES, ASSOCIATION FEES OR OTHER COSTS ASSOCIATED WITH OWNING THIS PROPERTY. Deadman Lake lies outside any organized borough or other local government entity, and there are no yearly assessments of any kind, local or state, levied on this property. You can hang onto this land for the future at NO COST and watch its value grow! There are also NO building restrictions, no permits needed, no inspections, zoning, time limits to build, or any other obstacles to building whatever you want, whenever you want, however you want - you can enjoy your land any way you want to!(The only applicable guideline is a general health requirement that any sewage disposal facility located anywhere in Alaska - including an outhouse - must be at least 100 feet away from any water body. More sophisticated septic systems must meet certain other minimum requirements.) All you pay for is the land.* * * * The entire sale process will be handled safely and securely through email.* *Please be advised: The overland trails to Deadman Lake are not negotiable by highway vehicle, and none of the locals ever want that to change! Despite the few hardy souls who live out here, either full- or part-time, this is still considered a REMOTE WILDERNESS area! You cannot get more "off the grid" than this! Remote Alaska living is NOT for the faint of heart, and is NOT easy, or many more people would be living here! However, if you are looking for a "mountain man" (or woman) lifestyle, a truly secluded wilderness getaway, or just a beautiful piece of the Last Frontier to call your own, this area has everything you need! Do your research on the lifestyle BEFORE you buy! True independence, self-sufficiency, unparalleled fishing and hunting, and harvest of abundant resources are just some of the many payoffs for living out here, if you so choose! The quickest and easiest overland access to the lake is by snowmobile (or "snow machine" as we call them in Alaska) in winter. The trails are well-developed and well-used, with the quickest direct highway access from Manley Hot Springs on the Elliott Highway, which is about 20 miles northwest of the lake, or from Nenana or Fairbanks on the Parks Highway. The Nenana-Tanana Trail (also called the "Serum Run Trail"), a historic mail and telegraph route and access corridor between Manley Hot Springs and Fairbanks, runs right through the area (it is called Telegraph Avenue on the survey map). In summer, the lake can be accessed by riverboat and a four-mile trail from multiple points on the Alaska road system.Quick and easy access, summer and winter, is also available to the lake by floatplane (in summer) and ski plane (in winter). There are many local air taxi services in Fairbanks and nearby communities who can take you there. As noted above, fishing adventures to Deadman Lake are also available by air charter (Google "Marina Air Fairbanks" for one such outfit). Packages include the use of a cabin, boat and fishing gear for an incredible wilderness experience, as well as a great introduction to your property!Of course, if you're a pilot (or know one!) you can just fly there yourself too, like many other Bush residents. There are dedicated aircraft parking areas along the lake. During my 30 years as a full-time Alaska resident, I traveled to every corner of the state, from Ketchikan to Barrow, from the Aleutian Islands to the Beaufort Sea, and just about everywhere in between - by boat, plane, helicopter, snow machine, dog sled, river raft, ATV, and just about every other means imaginable. Although I no longer live in the Great Land, I still have unbreakable ties to it through family, friends and many, many years of fantastic memories and experiences. I am NOT a Realtor, bulk "reseller" or "wholesaler" of land. I have owned my properties for many years and am very familiar with all of them, and I hold clear title to this property that was issued directly to me by the State of Alaska. I have visited this area many times, and have described this property to the best of my knowledge and experience, and as accurately as I can, but I urge you to examine it yourself if at all possible. I am happy to answer any questions you may have, whether they are about this property, the terms of sale, Alaska in general, or anything else, but please ask ANY AND ALL questions BEFORE you BUY! I always strive to "tell it like it is" and am a reputable, longtime eBay member, so DON'T be afraid to ask! Over the last fifteen years I have successfully sold many Alaska properties on eBay under the terms described here. There are many Alaskans, both newer and long-time residents, among my satisfied purchasers, and I am happy to have helped them achieve their dream of Alaska land ownership!
