TERMS OF THIS AUCTION
BY BIDDING ON THIS PROPERTY, YOU AGREE TO THE FOLLOWING:

  Frustrated purchasers have contacted us in the past because they’ve attempted to place bids above $15,000 at the last minute, in which ebay would not allow due to lack of financial verification.
  

UNDERBIDDERS:
If you have placed a bid on this property and did not win, contact us immediately after the auction has ended, as on the occasion a bidder does not pay, we will will offer you the property.

CLOSING COSTS:  Additional costs, above the sales price, will include:

1. 2% of the sales price – transfer tax.
2. $62 – Deed recording.
3. $100 – Conveyance fee.
4. $250 – Settlement fee.
5. $137 – Document Preparation fee.
6. Prorated taxes for the rest of the year.

CONDITIONS OF SALE:  Immediately, at the conclusion of the auction, within 24 hours, buyer shall contact seller, via email or telephone, and provide:   1. name(s) to be placed on deed.  2. address. 3. ALL phone numbers, in which seller will send buyer a Settlement Sheet, disclosing the Total Amount Due, which includes purchase price, and closing costs!  Buyer is responsible for the local & state fees, to transfer the property, 2% of the sale price, which will be denoted on the Settlement Sheet.  Total Amount Due shall be mailed or wired to our title company within Seven Days of completion of auction.

We reserve the right to cancel any bids that we feel are fraudulent!  We are wholesale liquidators of Real Estate and SELL our properties WAAAY BELOW MARKET VALUE, and sometimes we take a loss. We are SERIOUS SELLERS with AMAZING DEALS and only want SERIOUS BUYERS! This is an AUCTION! Per Ebay rules, as a buyer, you are under contract to perform and settle the property as the HIGH BIDDER!  If you DO NOT settle the property, then you are in BREACH OF CONTRACT!
