This home is situated in a thriving neighborhood located just at the top of the hill from the Down Town and Upscale South side of Pittsburgh. Great Location, desirable, and high rents for a 3 bedroom brick home that is fixed up. According the website rentometer on a 3 bedroom home located in this neighborhood the median rents are $900. By putting an add in craigslist we always get several calls. This is a desirable area I forgot to mention it is quiet here as well, and is a quiet block with little thru traffic, so you get the status of living in the city of Pittsburgh but don't have to deal with the congestion of Pittsburgh. The neighbors are also really friendly and respectful, and the neighbors on both sides are very nice and keep their homes immaculate on both sides as well as across the street. The foundation shows to be in great shape, but roof needs rehabbed. It is the old Slate roof. We got a quote from a reputable contractor that said he could patch the roof for $1100 and ensure the leaks would be stopped for up to 6 months, and a new roof we have quotes on 5 to 10k depending on who you go with. There also is a back covered patio. It is a concrete slab as you enter the rear of the home with a covered roof.
Living Room/Foyer: Living Room is good sized and features a decorative fireplace mantel, and neutral carpeting that is not very old and still shows nice. There is also the large picture window that overlooks the front porch, and a new ceiling fan was put in about a year ago. This Living room is located off the Foyer where the stairway is that leads up stairs. The Foyer has a nice textured pattern on the walls. It is a swirl texture and features laminate floors which take you all the way into the kitchen. If you head up the stairs you will find the steps are even carpeted as they take you upstairs from the foyer, or you can also go out to the front porch.
Kitchen: The kitchen is conveniently located behind the Foyer and there is a large Dining Room as well to the left of the kitchen so your guests aren't cramped or for those family dinners or the holidays. It makes it nice. There is a wall of cabinets on both sides of the kitchen, for lots of cabinet space, as well as a pantry closet for your canned goods. There is a separate area for a Large side by side fridge, stove, and still plenty of cabinets and even an opening for a dishwasher. The laminate floors are present and these floors carry into the Foyer. There is a window above the sink as well as a window overlooking the back covered patio. The back door leads out to this concrete slab that has a covered roof. You also can turn the corner of the kitchen and go down about 3 steps and go out the side entrance or go straight towards the Foyer and out the front door onto the Large and Spacious Front Porch.
Formal Dining Room: The Formal Dining Room is good sized and is large enough for a Formal Dining Set with 6 chairs and a smaller hutch or curio cabinet or china cabinet as well would easily fit in the room with plenty of room still. You can enter the dining room through the kitchen and it also leads into the living room. This home is just perfect for entertaining your guests with the Formal Dining room, and the home has a great flow how everything is connected. There is also a closet in the Dining Room for storing the extra jackets or the vacuum. A new ceiling fan was also installed just a few years back and there are two windows overlooking the back yard which let in a lot of natural light. Everyone can enjoy each others company in the living room and Dining room and still interact with the open layout to the kitchen and living area!
Basement: The basement is rather nice and although the walls have never been painted of any drylock paint to ensure the basement to be water-proofed, we have never seen any evidence of water or moisture. if there is any I would say it would be very minimal. The home also has breakers, and a water heater, and all components are present and in tact, and in great working order when the last tenants moved out last fall. The basement is also very deep and as mentioned dry. There are washer and dryer hook ups, and its a nice deep basement with a solid and level concrete floor as well. Very Spacious as well. It is all one huge open room. Lots of potential for a gentlemens retreat or your man cave. Lots of room for storage down here, and its surprisingly a very nice basement.
2nd Floor Bedrooms (3 Total): The Master Bedroom is Large. It extends the front of the home and there is also a new ceiling Fan in this room as well. The 2nd bedroom directly behind this is also large as well with a good sized closet. Both of these 2 bedrooms have closets and 2 windows in each to let in a lot of natural light. The carpeting is neutral and is the same wall to wall throughout the upstairs. The 3rd bedroom is a little smaller than the two and would make a great kids room or nursery. There is some plaster that has fallen down in the ceilings, so the drywall in the ceilings needs to be fixed throughout the upstairs. This is due to the roof having some slight leakage. As mentioned in the listing we had a guy who quoted us $1100 to patch the roof to fix or a new roof total should be 5 to 10k. This is main expense the property needs to get in liveable condition again, as all components are present otherwise.
Full Bathroom: Bathroom had been updated a few years ago and it is a full bathroom and just the right size at the end of the hallway. There is a large vanity, and just needs a little cleaning and sprucing up.
3rd Floor/ Walk up Attic (Future Game Room or 4th Bedroom): You can walk directly up to the 3rd floor and there are windows to the side which let in a lot of natural light. There also used to be a nice large window in the front area of the house where the roof peaks out overlooking the street below, but someone closed this in. It could be opened back up so you could have great views. The walls and ceilings are sloped with the roof, and have a wallpaper backing on them, and there is some evidence of leakage around the chimney and corners due to the home needing a new roof as mentioned. After you put the new roof on or get this patched it would be a neat addition to finish this 3rd Floor and make it a 4th bedroom or Game Room. It is one large main room, and then there is a small room at the far end which could be made into a walk in closet.
Roof and Foundation: Foundation shows to be in excellent shape. The roof needs patched/repaired or a new roof installed. For a new roof the costs would be between 5 and 10k by getting the work done with a reputable contractor from the quotes we received or $1100 to patch. This is the man expense that is needed, and comparable homes nearby are in the $60,000 to $120,000 range!
